How to Negotiate Repairs After the Inspection

The home inspection is done — and now you have a report filled with notes, photos, and maybe a few surprises. Don’t worry — this is where smart negotiation begins.
Most homes, especially older ones in Cincinnati’s classic neighborhoods, will have something that needs attention. The goal isn’t perfection — it’s fairness.
Start by focusing on health and safety issues first — things like electrical hazards, roof leaks, foundation problems, or water intrusion. These are legitimate negotiation points. Cosmetic items like paint or minor cracks? Not so much.
You can ask the seller to:
Make the repairs before closing,
Credit you money toward the cost, or
Reduce the sale price.
Each option depends on the seller’s motivation and market conditions.
A good real estate agent will help you read the room — knowing when to push and when to compromise. The key is keeping your end goal in sight: moving into a solid home with peace of mind.
Repairs may be part of the process, but they don’t have to be a battle. With the right approach, both sides can walk away satisfied.
